"What I will do for you"

My Buyers

1.I'm a full-time real estate agent - anything less and you'd be short changed . I know the neighborhoods, schools, market conditions, zoning regulations and local economy

2. I listen to and understand what you want in your home, and where you would like to live.

3. Before Previewing homes I'll recommend you getting pre-qualified from the mortgage lender I work with, who will get you the best deal possible and help you get 100% approved. Once you are approved, you and I now know what price homes to look for.

4. I e-mail the homes that meet your requirements for you to view at your leisure. Once you select      the homes that interest you, I will show you the homes so you can evaluate and compare.

5. Once you've found the home thats perfect for you, I walk you through all the paper work. I represent you in negotiating the best price for your house. Once the contract is signed by all parties,
I keep you informed and up to date during the entire process. Between contract signing and
settlement, I handle all inspections and I am present at settlement to represent your interests,
clarify questions and make the process flow smoothly.

6.I provide you with a Home Warranty ( $450.00 VALUE ) for the first year. This is my gift to you for hiring me as your agent. This warranty gets enforced at the settlement of your home.
Should you have any repairs to appliances, furnace, air conditioning ,garage door etc. be needed during the 12 month period, the warranty will cover the repair once you pay the $100.00 deductible.

7. I won't waste your time - when an offer is made, I'll require acceptance or a counter offer within 24 to 48 hours.

8. After you've moved in I will throw a house warming party, and follow up with you to make sure you are happy..

9.  I'll fight aggreessively to help you get the most house for your money

My Sellers

1.I Take the time to listen to you to understand your wants and desires

2.I Work with you to accomplish the common goal of selling your home and/or helping you find a new home

3.I Communicate with you at least on a weekly basis to keep you updated, even if there is nothing new to report

4.As a standard business practice I preview homes as they become available, keeping you apprised of market conditions as they evolve..

5. I also help you in staging it so it will stand out versus your competition.

6. I prepare a Comparative Market Analysis (CMA) of your home to reach a starting price that you
and I can agree on. I then make the necessary adjustments for additions and up grades you've made, and the condition of the home, to reach the listing price.

7. Marketing your home is extremely important, because it will help in getting you the highest possible value price of your home , and selling your home faster . I use the Internet in multiple ways, exposing your home on as many web sites as possible, including international . This will ensure more buyers will see your home. 80% of all buyers are using the Internet to find properties today and we want YOUR home and photo’s there!

8. I will schedule ‘Open Houses’ for ‘brokers’ with lucheon and the public as appropriate and in line with your wishes.

9. When I receive an offer on your home, I sit down with you to review all aspects of the offer so that you can make an informed decision as I guide you through the negotiating process. Only when you are satisfied with the final outcome do you sign and accept the contract.

10.I provide a Home Warranty for your home at my expense ( $450.00 value ) This warranty covers repairs to appliances, etc. while the house is listed and once your home settles, the warranty transfers to the new buyer. The Home Warranty adds value to your home (during the listing period) and gives you an edge versus other homes (without a warranty) you are competing with in the market. The warranty, of course, applies provided I am your agent and the property goes to settlement.

11.You'll have the advantage of personal, one-on-one attention, as well as my dynamic web and e-mail resources.
